Currently, the Board of Directors has a plan to replace our mail boxes and mail cages with mail pedestals. The mail pedestals will increase the value of our property and replace the 40-year old mail boxes which are falling apart. Please go to the HOA Information tab above, under Mail Pedestals and review the flyers that have gone out to the Homeowners and the Ballot for voting YES for the pedestals. We must have the approval of the Homeowners before we can obtain the mail pedestals, at no additional cost of the Homeowners.

THE HOA BOARD HAS RESUMED HOLDING MONTHLY OPEN MEETINGS FOR THE BOARD MEMBERS AT THE CLUBHOUSE. HOA homeowners are welcome to attend.
INSURANCE POLICY: Because of the fire claiming the lives of a family of five (5), on March 1, 2023, the HOA no longer has insurance on its buildings. Every homeowner will need to secure their own homeowner's insurance policy, including coverage of their roof.
PLEASE NOTE THAT THE MONTHLY DUES/ASSESSMENTS FOR 2024 HAS BEEN INCREASED 3 PERCENT TO $238.58 PER MONTH. See further information below.
Please note that the monthly board meeting of the board of directors is held on the SECOND Wednesday of each month. The meetings start promptly at 7 p.m. All homeowners are encouraged to attend the meetings.
The board of directors will no longer be renting out the clubhouse to residents.
SPECIAL PROJECTS FOR 2024, as time and money permits: Replace old fences; paint the red curbs; repair sheds and shed roofs; approve CCRs; trim pine trees; fix soffits; and research ways to finance getting new asphalt on our streets. The preliminary budget provided by a consultant for new asphalt on our streets is approximately $1.5 million.

The monthly assessment, effective January 1, 2024, is $238.58, payable to Northern Manor Two Townhouse Association, and delivered or mailed to Associated Property Management before the 15th day of each month. Any homeowner will be charged a late fee of $15 (applied on the 30th day of any given month) for monthly dues not received timely and cleared through the homeowner's bank.
You may pay your monthly assessment by check or money order mailed to the APM street address, and not the P.O. Box. You may also arrange an automatic payment through your own bank. A monthly invoice will be sent to each homeowner, instead of a coupon book. Be sure to send in a copy of the invoice you receive through the mail with your check or money order.

APM does NOT take payments over the phone; and does not accept cash, credit, or debit payments. The ACH program has been phased out. If you are already set up for ACH payments, you may continue them for the present.

Paint for home and trim can be bought at any Home Depot location. Click on "News You Can Use," above, to access the paint codes. You need only give Home Depot our community name, "Northern Manor Two Townhouse Association," or give them the clubhouse phone number: 602-841-7897. Home Depot has our paint codes on file.

Board meetings are held the 2nd Wednesday of each month, at 7 p.m., in the clubhouse.
Minutes of meetings can be requested from APM. You will be charged for the copies. Minutes of meetings are also posted on this website, when available.
Homeowners should be sure to give their tenants copies of the CC&Rs, Rules and Regulations, and the Bylaws. All residents must comply with the HOA governing documents. Violations by tenants and the resulting fines are passed on to the landlord/homeowner.
ACS is the water submetering company for the HOA. Each homeowner is responsible for their domestic water.

For your convenience, you may download and print out all the governing documents of our HOA, as well as the Architectural Request Form. Also, there is new information regarding renting the clubhouse, under the Clubhouse Rental tab. And, you can download a copy of the plat map of our property. That form is located under the Governing Documents tab.
If any homeowner has a vehicle trespassing in one of your private parking spaces, you may contact the HOA property manager; Kathryn Fitchett, Treasurer; or the HOA maintenance employee, John Mohney, to have the vehicle tagged for towing. Also, APM recently sent parking badges to each homeowner, which entitles the homeowner or tenant to call All City Towing to come tow a car which is illegally parked in your private parking spot. You must show proof of your identity and the parking badge to the tow truck driver before any illegally parked car will be towed. Parking in the clubhouse parking lot is for visitors only.
This badge entitles the homeowner/resident to tow vehicles parked in your private space, only. APM, the Maintenance Supervisor, or the Board Treasurer are the only ones with authority to tow cars from any common area in our community.
Any vehicle parked in a red zone/fire zone, by a dumpster or mail cage, or any other illegal spot may be towed without notice and tagging.
The contact information of the towing company is located on the parking awnings.
The HOA now has full coverage insurance (bare walls) on our property, including roofs, buildings, and common areas. The insurance is through Travelers Insurance. The HOA also has termite insurance through our pest control company, Eliminex. Call APM for further information.
